How long does production take?
From order to completed construction, the process usually takes 8-12 weeks. Each home is made individually, so the timeline can depend on current production capacity and the selected details.
What warranty applies?
All main structural elements come with a 10-year warranty. Interior finishes, equipment, and installations are covered according to the manufacturers’ terms. We always work only with trusted, premium partners.
Is this an eco-friendly solution?
Yes. Lokihaus homes are made from natural, recyclable, or responsibly selected materials. We aim for a minimal footprint in both production and everyday use. For us, sustainability is not a trend - it is a standard.
Is the home suitable for every season?
Yes - the structure and insulation are designed for year-round use. We use tested materials, so a Lokihaus home is suitable for cold winter mornings as well as hot summer weekends. It can also be used as a permanent residence.
What is Lokihaus?

We focus on sustainability, structural precision, and aesthetics, where every detail matters - from carefully selected materials to a clean, long-lasting form. Our homes are made for people who value quality, clarity, and authenticity.
Can I buy a Lokihaus home in installments?
Yes. Together with our partners, we offer the possibility to borrow from EUR 35,000 with fixed interest rates from 5.99%. Before a final offer is provided, a credit assessment is carried out to determine the individual interest rate and maximum available loan amount. The lowest 5.99% interest rate applies only to clients with the highest credit rating. Example: if you borrow EUR 35,000 for 60 months at a fixed annual interest rate of 7.99%, the total amount payable will be EUR 42,570.60 and the monthly payment will be EUR 709.51. This means the annual percentage rate of charge is 8.3%, including all interest, fees, and other credit-related costs.
What is the home ordering process?
After receiving your order inquiry, we prepare a commercial offer. Once the model is selected and the details are agreed, we proceed with the reservation. A contract is signed and 40% of the order amount is paid. After the contract is signed, production begins. Construction is completed according to the contract, and the remaining 60% of the order amount is paid.
How should the plot be prepared before construction?
Before construction begins and the foundations are prepared, we meet with clients to discuss the home’s position on the plot and plan the preparation of utilities - water, electricity, and wastewater. If clients prepare the foundations themselves, we provide the drawings needed for foundation preparation.
What type of foundation can the home be built on?
Our timber-frame homes have two versions: with a floor structure and without one. The client can decide whether to build the home on drilled foundations with a grade beam or on pile foundations.
Is a building permit required for the homes?
A building permit is not required for the loki.12 model. Under Lithuanian law, if the home’s area exceeds 50 m², a building permit is required. This is relevant for custom projects that exceed that area.
What materials are used in construction?
We choose only the highest-quality manufacturers - materials designed to last for decades. Ruukki® Classic C roofing and façade cladding ensures durability, weather resistance, and a modern look. Knauf® sound and thermal insulation boards provide maximum comfort in every season. The timber-frame structure, made from calibrated and kiln-dried C24 timber, ensures stability and sustainability. High-quality windows with A++ energy efficiency classification are used. Various exterior finish options are available: thermowood, charred wood in the Shou Sugi Ban style, sheet metal, or combined solutions.
What maintenance is provided after the warranty period ends?
As the warranty period comes to an end, we always contact clients to assess the current condition and check whether any defects have appeared. If needed, we can offer additional maintenance or repair services.
